Tall Fescue vs Bermuda Grass: Which Is Right for Nashville?

The Two Dominant Grass Types in Middle Tennessee

Middle Tennessee sits in what turf scientists call the "transition zone" a region where both cool-season and warm-season grasses can be grown, but neither is perfectly suited to the full climate. Tall fescue and Bermuda grass are the two most common choices for residential lawns in Nashville's suburbs, and they have very different characteristics, management requirements, and aesthetic profiles.


Tall Fescue: Strengths and Weaknesses

Tall fescue stays green year-round in Middle Tennessee's climate, which is its biggest selling point. It tolerates shade reasonably well, which is important in neighborhoods with mature trees. It has a fine-to-medium blade texture that produces an attractive, lush appearance when well-maintained. Its main weakness is summer heat stress, it goes semi-dormant in July and August and can die during extended drought and heat without irrigation. It also requires annual overseeding to maintain density because it doesn't spread laterally.


Bermuda Grass: Strengths and Weaknesses

Bermuda grass thrives in heat and drought and is essentially bulletproof during Middle Tennessee summers. It spreads aggressively through both above-ground stolons and underground rhizomes, making it self-repairing when damaged. Its primary weakness is winter dormancy, it goes completely brown in cold weather and doesn't green up until late April or May. It also requires full sun and performs poorly in shade. Its aggressive spreading habit can make it invasive in landscape beds.


Which Should You Choose?

For most homeowners in Belle Meade, Brentwood, and Franklin who want a green lawn year-round, have mature trees, and prefer the aesthetic of cool-season turf, tall fescue is the better choice. For homeowners with full-sun properties who want minimal summer maintenance and can accept a brown lawn in winter, Bermuda is a viable option. Mixing the two is not recommended, they require incompatible management approaches and Bermuda will eventually crowd out tall fescue in sunny areas.
