Core Aeration Pricing in Nashville's Suburbs

Professional core aeration in the Nashville area, including Brentwood, Franklin, and Murfreesboro, typically costs $175–$225 for a standard residential lot up to 10,000 square feet. Larger properties are priced individually. If you're seeing quotes significantly below $150, ask what type of aeration is being performed — some companies offer "liquid aeration" at lower prices, which is not the same thing as mechanical core aeration and does not produce the same results.


What Core Aeration Actually Does

Core aeration is the process of using a machine to pull small plugs of soil, called cores, out of your lawn. This creates thousands of small channels in the soil that allow air, water, and nutrients to reach the root zone more effectively. Over time, most lawns develop a layer of compacted soil that restricts root growth and reduces the effectiveness of fertilizer and water. Aeration breaks that cycle.

For tall fescue lawns in Middle Tennessee, fall is the optimal time for aeration, typically late September through October. This is also when overseeding is most effective, and the two services work together extremely well. The holes created by aeration give grass seed direct contact with soil, dramatically improving germination rates.


Core Aeration vs Liquid Aeration

Liquid aeration products are marketed as a convenient alternative to mechanical aeration. They contain surfactants and sometimes enzymes that claim to loosen soil. While some liquid products may provide minor benefits, they do not replicate what a core aerator machine does. Mechanical core aeration physically removes plugs of soil and creates real open channels. There is no liquid product that achieves the same structural result. If a company quotes you $40 for "aeration," it's liquid, not core.


Is Aeration Worth the Cost?
